Our company' s mission is to design Modern Concept Housing for the Future and suits to the Market Requirement of the Buyer of Homes and we intend to build more Resort in the near Future that will create job for the Local and Communities around the resort to assist the Government of Indonesia in the Economy Growth.

PT. BOWELL CONST was founded in 2002 and was formerly formed in Bali Indonesia known as B CONST Development & Management that the founder is Mr. I KETUT SUATA, ST ( Architect) .

Business

We provide Design, Architectual, Build and construct private and Commercial Property for our clients and we are specialized on Submission of Building Permit Application, Project Consultant and Management for the clients. Our company is at the start-up stage of business, having just several development of our Proposed Project, we engage PT. DANKO NIRWANA BALI and SINARVEST HOLDING SINGAPORE as our Marketing agent for the Villas and have been receiving few buyers from Europe and have placed a Booking fees to purchase the Villas. With the financing contemplated herein, our company expected to achieve USD$ 2.000.000 in sales at end of 2010 and achieve USD$ 6.000.000 in sales at the end of 2011. We can achieve this because the funds will allow us to acquire the Land, built up the villas, administration & Operation cost and marketing for the villas, build the facilities such as the restaurant, bar, mini market and to employ more staff to work at the Facilities and to generate revenues of the Facilities.

Strategic Alliances

B CONST has developed important and profitable strategic alliances with the team work to established more business, B CONST provides the Land and concept idea whereby B CONST will build and construct with the concept. Mr. I Ketut Suata is the president director of PT. B CONST is the appointed director in PT.Danko Nirwana Bali and there are no risks involved in the alliance.

PT. B CONST is in current development of 44 units of villas with Swimming Pool in every unit and 7 unit facilities. Alternatively, PT. B CONST delivers the following Facilities listed below mentioned to cater the needs for the Villas Owner: -

Presently, our Market of the Villas is in the growth stage. We plan to Build show house to promote the Sales of the villas and expected to build it in the middle of 2010 and will build up park for public access if the project at 50% stage in development. The Factors of advantage in marketplace of our villas as we have surveys most of the design of villas that is in Bali are the common as there are no garden available at the villas and compared to our design of villas and furthermore the design & Concept of our villas are mixed culture of Bali & Europe while the present villas at the market cater to the needs of Balinese requirement. We have the advantage in the Marketplace in Bali, Indonesia.

The Market

We define our market as constructed and sales & Promote of villas this market was approximately US $ 354, 000 retail middle 2009 according to http: / / www.sinarvestholding.com and http: / / www.bali-dream.com. Most of our customer is from Europe and will appoint marketing agent in Asia .Our Customer will purchase the villas through our Marketing Agent and our Marketing Agent will promote and sales our Villas. We also market and promote the villas through our portal sites at http: / / www.bali-mansion.com and also have staff to cater for Local Market in Indonesia.

Competition

We compete directly with design and full facilities but there are alternatives to our villas will be in the marketplace. Our villas is unique because of design and the facilities and we have a Competitive advantage because of our recognition and have been praised by few potential buyer of the unique design, luxury villas with facilities that easily access compared to the common villas estate.

Risk/ Opportunity

The greatest risks we have in our business today are market risk, pricing risk, product risk and management risk. We feel we can overcome these risks because of we have hired a consultant to advise us on the risk and to have precaution steps in avoiding the risk. The opportunities before us are significant; we have the opportunity to dominate a niche in the marketplace, become a major force in the industry if we can successfully complete this project.

Capital Requirements

We seek US$ 4.000.000 US$ 11, 353, 600.07 of additional equity & Financing which will enable us to acquire that land and to built up the villas and there is a great opportunity as it generates high R.O.I and great investment for long term as the Market value of the Land is expected to increase 10% every year at the Location of the Land. We can provide and exit for this loan or investment within 5 years by a dividend of excess profits to the investor or financiers.

Conclusion

Based on our projections, we feel it is a good investment and will generate High R.O.I. In order to proceed, we are requesting an investment or loan of USD$ 4.000.000 to USD$ 11.353.600, 07 by the end of 2009.
